USE OF CRIMINAL HISTORY IN TENANT SCREENING: Following the 2015 decision on disparate impact by the U.S. Supreme Court, the U.S. Department of Housing and Urban Development issued a new guideline on when and how a rental owner can make use of information about a rental applicant's past criminal history. Find out how these guidelines will affect your resident screening process.

ASSISTIVE ANIMALS: California's Department of Fair Employment and Housing is proposing new policy regarding request for assistive animals. Learn about these proposed policies and their potential impact on you.

BEDBUGS: Bedbug infestations remain at epidemic levels in California. New state law provides specific guidelines for owners to follow regarding bedbugs without the confusion experienced in prior years. Review this new standard for California rental owners and renters, and how it can benefit you.

DISCLOSURE OF DEATH ON RENTAL PROPERTY: What are your disclosure requirements for rental applicants when a death occurred on a rental property? New state law impacts the issue of disclosure as it applies to residents of rental property who live with, or die of HIV/AIDS-related illness within the prior three years. Determine how your responsibilities have changed under this new law.

RENTAL FORMS: Several new forms are being created or revised in 2017, including numerous changes to the basic rental agreement and lease.
