This certificate training is offered through the RHA Academy, our school of property management. The Certificate in Residential Rental Property Management is comprised of seven courses, benefitting professional property managers of single-family and multifamily property, as well as rental owners who self-manage. The courses are based on the standard rental forms published by the California Apartment Association (CAA) and the proven best practices of the residential rental industry. An exam is given at the end of each course, with a passing grade of 75% or above required. RRPM certificate holder must attend RHA’s Annual Legal Seminar each year to keep the certificate status active.

Marketing Your Vacant Rental
The first course explains important concepts of rental marketing, including how to attract the most qualified renters. Learn to set market rents, create curb appeal, prepare the rental unit for showing, and conduct personal tours. Learn how rental decisions are made and how to encourage prospects to submit an application to rent.
Complying with Fair Housing Laws
The second course examines federal and state fair housing laws and how to comply with the law to avoid expensive fines and lawsuits. Learn to identify the protected classes and avoid prohibited activities under the fair housing laws. Learn to recognize and deal with requests for reasonable accommodations, and how to handle the difficult issue of hoarding.
Selecting Your New Resident
The third course covers the process used to select the most qualified applicant. Learn to read credit reports in detail, comparing them to the rental application to verify information given to you by your applicants. Get the tools you need to obtain information from prior rental owners and employers. Learn how to document your screening procedures, and how to accept or deny rental applications within the requirements of the law.
Preparing Your Rental Documents
The fourth course focuses on the preparation of the CAA rental documents, and reviews each of the addenda forms. Some rental addenda are required by law, while the use of others is part of prudent management practices. Each document is discussed in detail. Learn how to arrange for the signing of rental documents and collection of the security deposit.
Maintaining the Tenancy
The fifth course begins with the move-in process and continues with the best practices of supporting a long-term tenancy. Learn how to conduct an effective move-in inspection, which is required by law in certain jurisdictions. The course covers the important role of customer service, how property maintenance supports resident retention, and the impact of long-term tenancy on the value of your asset.
Preparing and Serving Legal Notices
The sixth course covers how to enforce the terms and conditions of the rental agreement, and how to prepare the legal notices that deal with rent collection, behavior issues, rent increases and changing the terms of a tenancy. Learn how to correctly prepare and serve each type of legal notice
Terminating the Tenancy
The seventh course deals with lease expirations, renter and owner notices which terminate a tenancy. Learn how to perform a pre-move out inspection and create a valid deficiency list, perform the final move out inspection at the end of tenancy, deal with abandoned rental units and abandoned personal property, deal with the death of a sole resident, navigate through the eviction process and how to correctly process security deposit paperwork
